Terms of Use
Short, plain, and worth two minutes before you send us an address.
The short version
Using this site means accepting these terms. We buy houses for our own account. Nothing here is an offer until it is in writing and signed by both of us, and nothing here is legal, tax or financial advice. If any of that does not suit you, please do not use the site.
An offer only exists in writing
Pages, examples, ranges and anything said on a call are information. They are not an offer to buy your property, not a valuation and not an appraisal. An offer exists when we hand it to you in writing; it binds anyone only when a purchase agreement is signed by both sides. Any figure or timeline shown anywhere on this site is illustrative and says nothing about your address.
What we are, and what we are not
We are a buyer. We are not real estate agents or brokers: we do not list houses, we do not represent you, and we charge no commission. Because we are on the other side of the table, our interests and yours are not identical – which is ordinary in any sale, and is exactly why you should feel free to bring in your own agent, attorney or a second opinion before signing. We would rather you did.
General information, not advice
Probate, foreclosure timelines, tenancy, liens, HOA rules, disclosure duties and capital gains all turn on facts we do not have. Reading this site creates no professional relationship. For your situation, speak to an Arizona attorney, a HUD-approved housing counsellor, or a tax professional.
Your side of it
- Tell us the truth about the property as far as you know it. An offer built on wrong information is not one either of us can keep.
- Only submit a property you own or are legally authorised to sell or act for.
- Submitting the form is asking us to reply, so you agree we may contact you by phone, text or email about your enquiry. Say stop at any point and we stop.
- Use the site fairly – no unlawful use, no scraping or overloading it, and do not submit somebody else’s details.
What we cannot promise
That we will make an offer on any given property. That an offer will be one you want. That a sale will close by a particular date – title defects, liens, probate and third-party timelines are not ours to control. What we do commit to is working to a closing date once it is agreed in writing, and telling you early if it stops being realistic.

The text, layout, logo and images on this site are ours and are not for reuse without permission. Where we link out, that is for convenience; we do not control those sites and are not responsible for them.
Limits on liability
The site is provided as it is. To the fullest extent Arizona law allows, we are not liable for indirect or consequential loss arising from use of this website or from reliance on general information published here. Nothing in these terms limits liability that cannot lawfully be limited.
Arizona law
These terms are governed by the laws of the State of Arizona, and Arizona courts have jurisdiction over any dispute arising from them.
